A Legacy Re-imagined

Kavya Allaparthi on how Milroc Good Earth Developers transformed a historic Goan landmark through community engagement, sustainable design, and visionary planning into MILROC ADARSH 

Adarsh Co-operative Society holds a special place in Goa’s urban history. It was formed in 1965 and officially inaugurated on May 29, 1969, by former Chief Minister of Goa, Daman and Diu, Dayanand Balkrishna ‘Bhausaheb’ Bandodkar, in the presence of Gopal Apa Kamat, Speaker; and Anthony D’Souza, Minister for Law and Industries. “So, when we were approached for its redevelopment, we weren’t just looking at old buildings − we were looking at something people had built their lives around for generations”, says Kavya Allaparthi, Chief Executive at Milroc Good Earth Developers.
“The structures were showing their age, and the infrastructure was no longer sustainable. But what stood strong was the identity of the place – and the people who continued to believe in it. Redevelopment wasn’t just a technical exercise here; it was a responsibility. “Our vision was to respect the roots of the colony, protect what it meant to its residents, and build something that could carry that legacy forward − with honesty and care,” adds Kavya.
While every redevelopment journey comes with its complexities, Adarsh Colony’s transformation was particularly nuanced as it began amidst the global uncertainties of the COVID-19 pandemic. Managing a project of this scale during such a time required adaptive planning, unwavering commitment, and strong collaboration. Fortunately, the spirit of the community was remarkable – the redevelopment committee and society members were incredibly cooperative, solution-oriented, and always guided by a shared vision for the colony’s future. What truly stood out was the clarity and transparency in communication; every concern was addressed across the table, fostering mutual trust.
The construction and delivery of the redeveloped Adarsh Colony was in adherence to the schedules.

“These years were not just about building structures – they were about building trust, partnerships, and a shared future. One of the most powerful learnings from this journey has been the impact of community alignment. When the developer and residents work in tandem with transparency, shared values, and mutual respect, the process becomes more than seamless – it becomes inspiring. The project reaffirmed our belief that redevelopment is as much about preserving emotion and history as it is about physical transformation,” adds Kavya.
The redeveloped Adarsh Colony is a harmonious blend of heritage and modernity. Architecturally, the design leans into a contemporary, clean-lined aesthetic – understated yet elegant. The landscape has been thoughtfully integrated, creating a seamless dialogue between built and natural environments. Amenities include a well-appointed swimming pool, a state-of-the-art gymnasium, and breathtaking 360-degree views of the sea and lush green surroundings. Sustainability has been woven into the project’s DNA – with solar panels reducing energy dependency, and a sewage treatment plant that recycles wastewater where the water is in turn used for landscaping, LED lights have been used throughout the property, significantly reducing energy consumption, and contributing to a lower carbon footprint. “We have also introduced a wet garbage management system and a 16-way waste segregation process. This is a community reimagined not just for today, but with foresight for tomorrow.”
Speaking on the aspects of the project that makes her proud, Kavya mentions, “What fills us with the greatest sense of pride is the spirit of collaboration that defined every phase of the project. This was not just a Milroc project – it was a collective effort by residents, committee members, architects, engineers, and workers on the ground. Upon handover, the satisfied eyes and smiles of the society members made it all the more rewarding. The shared commitment to excellence, the transparency in our engagement, and the emotional connection each member held with the legacy of the colony made the outcome deeply fulfilling. We are proud not just of the physical transformation, but of the emotional continuity we have managed to preserve and enhance.”
Outlining about projects in the pipeline, Kavya adds, “Milroc is at a very exciting juncture, with several transformative projects currently in the pipeline. We are working on developments that continue our commitment to thoughtful architecture, sustainable design, and community-centric planning”.
